Talk to your new potential neighbors! Ask them if there were any repairs done to the house you are considering. Neighbors usually talk to each other and if there were any serious or expensive repairs done in the past they will most likely know about it. |

When the weather gets really dry you'll notice cracking in the yard and along the walls of your foundation. Don't fill in the gap! The gap is a result of the clay soil shrinking. If you fill in the gap there will not be enough relief once the soil begins to swell in the rainy season...and this will result in your wall being pushed inward and cracking. If you must address this problem you can keep the area against the house from drying out too much with a soaker hose, or you can put down plastic sheeting and cover it with mulch to hide the gap. |

If you are experiencing a wet basement you may want to first check the grading around your home. If you find that water tends to flow toward your foundation, or puddles form against the basement walls or water is pooling in the yard closer than 15' from your home...it's time to take action. Almost half the time a grading correction will reduce or eliminate your source of water infiltration into your basement. This improvement is almost always less expensive than a repair from your favorite basement repair expert ! |

Be sure to extend your gutter downspouts at least 10' away from your foundation if they are not tied into a storm draintile system leading to the street. Be sure the water doesn't flow back toward your foundation afterwards. Water which is allowed to pool outside of your foundation will soak into the ground, swell the soil, possibly crack your walls and create conditions leading to a wet basement. From there it gets expensive! |

Be sure to keep your gutters and downspouts in good working condition. Keep them cleaned and maintained as needed because a clogged gutter or downspout will deposit a lot of extra water along your basement wall foundation which can cause your basement walls to leak, crack and bow. |
